Apartments | Warsaw Brewery

The "Apartamenty przy Warzelni" building is the keystone of the urban composition of the Warsaw Breweries. The central location of the building, by the most important traffic routes and public spaces of the complex, makes it the spatial dominant and icon of the entire complex.

The proposed course of the development line results directly from the provisions of the development plan, closing the street frontage from the north and creating an urban interior with a scale characteristic of Warsaw. The body of the building, which juts off from the south, directs the viewing axes to the historic façade of the Laboratory and the Malthouse. The services designed in the ground floor and the mirror-panelled passageway connecting the most important spatial elements of the entire complex give the building and its surroundings an urban character. The building is free-standing and has no gardens, so the space around it is open to the public. In the immediate vicinity of the facility are three squares of varying character - an intimate town square across the street, a green square behind the Brewhouse building and the so-called Central Square, currently under construction, which in addition to greenery will include a fountain and space for artistic activities.

The new building was constructed on the site of the former malt house of the Warsaw Breweries. This characteristic industrial building has become a formal point of reference for the designed buildings, which, according to the plan, repeat its dodgy outline on the south side and the formula of the highest elevations, which are narrower than the rest of the building. The width of the building when viewed from the Brewery Market corresponds to the width of the historic Brewhouse. The character of the building is largely determined by its façade made of swinging shutter panels filled with copper-coloured aluminium mesh. The façade solutions are a tribute to the old buildings of the Brewhouse - they do not mock it by using identical forms and materials, but enter discreetly into dialogue with it through their austerity and colours. The possibility to adjust the position of these elements manually (or automatically on the top floors) makes the façade shimmer in the light and change according to the residents' preferences. The blinds allow privacy in the flats to be controlled, as well as the level of sunlight, protecting against overheating in the summer.

There are 76 flats in the building, ranging in size from studios to two-storey penthouses on the top floors. All of them are accessible from three staircases designed with great care. Due to its location and character, as well as its unique form and the technological solutions used in the building, the building has a chance to become one of the landmarks of contemporary Wola.
